Unless stated in your lease, your rent is due on the first of the month.
Unless otherwise stated in your lease, we offer a 5 day grace period. A late fee equal to 5% of the monthly rent is assessed on the 6th. An additional late fee of $10/day applies until the rent is received. You may receive a notice to Pay Rent or Quit. If you are unable to pay before the notice expires, contact your Tenant Manager for more information. Tenants with unpaid rent are subject to eviction.
In the case of a fire or life threatening emergency, please call 911. If you are experiencing a non-threatening maintenance emergency please CALL your maintenance request in to your Maintenance Hotline which is (702) 410-8305.
For non-emergency maintenance, you may submit requests either by calling the Maintenance Hotline or through your online tenant portal.
Our Lease Renewal Team should reach out to you 60-90 days before the last day of your lease to go over your renewal options. If you have questions or if you have not received communication regarding your renewal, please contact your Tenant Manager.
We would love to refund your entire security deposit. We expect to receive the property back from you in the same condition in which you received it at move in. The property should be left in clean, move-in ready condition. Deductions may apply for cleaning or repairs needed as determined at your move out inspection. Refer to your lease for carpet cleaning requirements.
We are only able to accept rent payments in full.
Your monthly rent payments are to be made online through your tenant portal. Paying by e-check is completely free. You may also pay with a credit or debit card, but a service fee will apply. Payments are not accepted in the office.
If you have not been contacted within 24 hours please contact your RENU Operations Manager by following the prompts on the office phone menu. The manager will follow-up within 24 hours with an update.
Your lease will outline the requirements for giving notice that you intend to move out at the end of your lease. Most leases require 30 or 60 day written/emailed notice. Once your notice of intent to vacate is received by your Tenant Manager, you should receive additional move out instructions. Be sure to give your new address to your Tenant Manager so that we can process your security deposit refund.
If your lease includes an early termination clause and you decide to move out prior to the end of the lease term then you will be required to give us 30 days written notice, pay rent through that 30 day notice period, pay the early termination fees, and leave the property in a clean and “rent ready” condition. The early termination fees are equal to three months rent. If you do not adhere to the terms of the Early Termination Agreement you will lose your security deposit and you will owe rent through the end of the lease term or until a new tenant moved in and started paying rent – whichever occurs first.
